Steps to a new home

Before we start making housing plans with architects, we involve customers and hear their wishes and views on what they expect from the location and what wishes and thoughts they have towards the property. By listening to customers already in the pre-marketing phase, we ensure that the project plans are based on genuine customer wishes.



1. This is how the purchase of a new property progresses

 

Are you considering buying a new home? The road to a new home begins with learning about the different stages of buying a new home. We'll walk you through how buying a new home progresses from the planning stage to the finished home. Welcome to your new home!

 

2. Design phase

 

The planning of the new project has begun. When you leave your contact information, you will be among the first to receive information about the progress of the project. During the planning phase, you can influence, for example, the floor plan of the apartment or the common areas of the housing company.

3. Pre-marketing

 

Welcome to Hartela! Make a reservation and pre-booking agreement for your future home. At this point, you pay the reservation fee. The agreement reserves the apartment for you until the binding transaction. If you change your mind, you can cancel the reservation and we will refund you the reservation fee.

 

4. Sales and start of construction

 

Welcome to home sales! The security documents required by the Home Sales Act are in RS Bank's custody and the sale of the homes can begin. The debt-free purchase price of the home consists of the sales price and the loan portion. The first installment of the purchase price is paid in the transaction, which takes into account the reservation fee you have already paid.

 

The loan portion and the plot redemption portion can be paid for the first time upon completion.


After the purchase, we will keep you updated on the progress of the construction and provide you with information on matters such as moving in. You can also contact sales, who will help you with all questions related to buying and living in the apartment.

 

5. Interior design choices for a new home

Now is the time to choose the materials you like for your new home. When you buy an apartment in the early stages of the company's construction, you have the opportunity to influence the surface materials of your apartment and possibly order additional or modification work from pre-thought-out and priced options.

 

As a buyer of a Hartela apartment, you have access to the Oma Hartela service, for which you will receive registration instructions after the transaction. In Oma Hartela, you will receive information about the company's construction progress and other current issues, and you can make material choices for your new home.

6. Construction phase meeting

Welcome to the share buyers' meeting! When a quarter of the apartments in the project have been sold, we will organize a meeting where the buyers can choose a construction supervisor and an auditor as their own representatives for the project, if they wish.

 

7. Other meetings during the construction phase

 

Welcome to visit the construction site! We will arrange for you to come and see your home under construction during the construction phase. Note: Due to the corona situation, there may be exceptions to site visits.

 

You will also have the opportunity to have a move-in inspection of your new home. Any deficiencies found during the inspection will be corrected.

 

We will inform you of the exact completion date of the property in the Moving Letter no later than one month before the company's completion.

8. Completion of the project and moving into a new home

 

Welcome to your new home! The keys to your new home will be handed over on the announced completion date. Please note that the payments for your apartment have been made before the moving date. After the payments have been made, you will receive the keys to your new home!

 

We also offer the opportunity to get to know the neighbors of your apartment, for example at joint events.

 

9. Finished site meetings

 

When the project has been completed approximately three months, we will organize a handover meeting for the apartment buyers. At the handover meeting, the company will be transferred from Hartela to the shareholders, and a new board of directors will be elected from among them.

 

10. Annual home inspection

 

During the annual renovation of your home, we ensure that you receive up-to-date information about repair needs and repair schedules. We also ensure that the repairs run smoothly and with as little disruption as possible.

 

The annual inspection is held within 12–15 months of the building inspection authority having approved the building for use. Any errors and deficiencies identified during the inspection will be corrected within the agreed schedule.
